Construction is underway on a new 109-lot subdivision in Brighton, creating more opportunities for Tasmanians to own a home and increasing the supply of land for future social and affordable housing.

Construction work is underway on the new subdivision in Brighton.

The $11.9 million development will transform the 10.7-hectare site into a mixed-tenure community, offering housing options for people at different stages of life – from first home buyers and growing families to Tasmanians needing secure, affordable rental housing.

Around 85 per cent of the developed lots will be available for private sale, either as vacant land or through house-and-land packages. Eligible buyers may also be able to access assistance through the MyHome shared equity program, helping make home ownership more achievable.

Homes Tasmania will retain around 15 per cent of the lots for future social and affordable housing developments, creating opportunities to provide more homes for people who need them.

All lots will support the Tasmanian Government’s target of 10 000 social and affordable homes by 2032.

A range of lot sizes will provide flexibility to meet different housing needs. Smaller lots from 450 square metres will suit townhouses, units and more compact homes, while larger lots of 1 000 square metres or more will accommodate larger family homes and multiple dwellings.

The subdivision’s location offers residents convenient access to public transport, education, employment and retail services. Situated beside the new Brighton High School, the development will also include a commercial lot, creating opportunities for businesses and services that benefit both new residents and the wider community.

Local company Andrew Walter Constructions is delivering the subdivision works. Construction began last month, with the first lots expected to be available for sale in 2027.

By increasing the supply of residential land and supporting a mix of private ownership and social and affordable housing, the project will help more Tasmanians find a place to call home while contributing to Brighton’s continued growth.
