The Flinders Island Aboriginal Association Inc (FIAAI), in partnership with Homes Tasmania, has delivered 10 new social housing homes on Flinders Island – an important step in delivering safe, suitable housing for the local community.

The new dwellings – eight two-bedroom homes and two four-bedroom homes – have been constructed across three Homes Tasmania-owned sites in Lady Barron and Whitemark.

The project was supported by $3.6 million in funding from the Australian Government’s Social Housing Accelerator Program (SHAP), with Homes Tasmania contributing an additional $700 000 and balance funds provided by FIAAI.

As the first SHAP-funded homes to be completed in Tasmania, the project showcases how effective partnerships and local leadership can deliver meaningful outcomes. In total, 128 homes will be delivered statewide under SHAP by the end of 2026.

These homes contribute to Homes Tasmania’s target of delivering 10 000 social and affordable homes by 2032.

Despite the challenges of building in a remote island environment, FIAAI completed the homes in record time. Longstanding relationships with building designers and builders familiar with transporting materials to the island – and with coordinating a local workforce – were critical to achieving an efficient and timely construction program.

Drawing on its strong understanding of community needs, FIAAI identified demand for smaller, accessible homes, particularly for older Aboriginal people who wish to remain living independently on the island. All homes have been built to Silver Livable Housing Design standards, ensuring improved accessibility, safety and long-term suitability for the tenants.

Flinders Island holds deep cultural significance for the Palawa community who make up approximately 16 per cent of the island’s population. This project represents an important investment in housing that supports community connection and cultural continuity.
