The Huntingfield land release offers a well-located, modern, mixed-residential subdivision that will deliver around 460 lots.

The subdivision will help expand the vibrant Kingborough community and provide housing options that meet the needs and budgets of more Tasmanians.

The land – east of the Channel Highway, between Huntingfield and the North West Bay Golf Club – was rezoned through the Housing Land Supply Act 2018 and includes:

  • 34 ha of General Residential Zone, Inner Residential Zone and a strategic pocket of Local Business Zone
  • 34 ha of Open Space Zone.

Master plan

The subdivision is the first of its kind in Tasmania where innovative planning will deliver a broad mix of housing options and ownership for the Tasmanian community.

The master plan for the site outlines the subdivision’s proposed layout and zonings.

Huntingfield is being developed in stages because it is a complex subdivision involving numerous statutory assessments, consultation periods, and civil and subdivision construction works, and it is essential that we deliver land parcels at every opportunity.

More homes for Tasmanians

The subdivision will include a range of lot sizes – from townhouse size to low-density residential. The smaller lots and terraces will allow more families an opportunity for home ownership and housing more suitable for older Tasmanians to age in place.

Most of the land will be offered for open market sale, including through the MyHome shared equity program, at a range of price points that will suit the needs and budgets of a wide variety of people, from first-home buyers and people re-entering the housing market to downsizers or growing families who need a larger home.

Approximately 15 per cent of lots will be kept for social and affordable rental housing.

Commercial facilities

A dedicated commercial area within the development will provide opportunities for new businesses to provide services to new residents as well as the existing Huntingfield community.

Recreational areas

The public open space will include a playground, spaces for recreation, and tree-lined shared paths to encourage cycling and walking. There will be around 8 ha of green space around the subdivision and over 20 ha of the site will be rehabilitated and revegetated to create healthy bushland close to the new homes.
