The Housing Australia Future Fund (HAFF) is an Australian Government initiative to increase the supply of social and affordable housing across Australia by providing funding to housing providers to help fund the development and ongoing management of new homes.
The Australian Government has committed to funding contributing to a minimum of 1 200 homes in Tasmania under HAFF, increasing the supply of social and affordable homes across the state.
HAFF Round 1
Housing Choices Tasmania and Loreto Community Housing have been selected to deliver almost 470 new homes statewide, subject to the negotiation of funding agreements, under HAFF Round 1.
Homes Tasmania is providing financial support for the delivery of these projects through the construction phase.
HAFF Round 2
Homes Tasmania led the development of Tasmania’s bid under HAFF Round 2.
Homes Tasmania was successful in securing funding that will contribute to the delivery of 173 social and affordable homes across eight projects statewide. We will be working with our community housing partners to deliver these homes.
HAFF Round 2 leverages $64 million in availability payments. Working with community housing partners unlocks access to a further $8.3 million in capital grants and concessional loans to deliver the portfolio of homes.
Homes Tasmania is providing up-front construction funding for all 173 homes, with the HAFF funding contributing towards the operational phase of 149 of these homes.
HAFF Round 2 projects must have construction contracts in place before 30 June 2026 and be completed by June 2029.
HAFF Round 2 projects
North-West
- Romaine - 18 x two-bedroom units, including 10 social homes and eight affordable rental homes, to be delivered by Homes Tasmania.
- Devonport - 30 x two-bedroom social homes, to be delivered by Housing Choices Tasmania.
North
- Westbury - 20 two-bedroom units, including 12 social homes and eight affordable rental homes, to be delivered by Homes Tasmania.
- Ravenswood - 33 social homes, including 17 x one-bedroom, 12 x two-bedroom, three x three-bedroom and one x four-bedroom units, to be delivered by Homes Tasmania.
South
- West Moonah - 15 x social homes including 10 x two-bedroom and 5 x three-bedroom units, to be delivered by Homes Tasmania.
- Glenorchy - nine social homes including four two-bedroom and five three-bedroom units, to be delivered by Loreto Community Housing.
- Bridgewater - one x two-bedroom social home, to be delivered by Loreto Community Housing.
- New Town - 22 social homes, including 12 x one-bedroom and 12 x two-bedroom units, to be delivered by Loreto Community Housing.
Statewide
- Various locations statewide to deliver 25 social homes consisting of a mix of three-, four- and five-bedroom homes to meet the needs of larger families.
HAFF Round 3
Homes Tasmania has submitted its applications for Round 3 of the HAFF, seeking funding for at least 582 homes to meet the minimum guaranteed funding allocation of 1 200 homes under HAFF.
Projects to be funded under HAFF Round 3 will deliver homes across the state – from small, single-unit sites through to multi-storey, medium density developments – providing certainty and continuity for builders and supporting local capability and capacity.
