    What is the Huntingfield subdivision?

    The Huntingfield subdivision will provide approximately 460 lots of a range of sizes, from townhouse size to low-density residential.

    Most of the land will be offered for open market sale.

    Homes Tasmania will retain approximately 15 per cent of lots for social and affordable rental housing.

    A dedicated commercial area will also create opportunities for small businesses such as cafes, hair salons or convenience stores.

    What lot sizes will be available?

    Lots will range from smaller lots of 132m²-165m², suitable for townhouses and units providing affordable, easily maintainable smaller homes, through to lots larger than 500m² suitable for larger family homes.

    The standard residential subdivision minimum equals one lot per 450m². The overall Huntingfield site area is about 68 ha which equates to about one lot per 1 460m². In the residential development area of about 34 ha, this equates to about one lot per 730m².

    Who is the subdivision for?

    The subdivision is for anyone who wants to live in Kingborough, from first-home buyers and people re-entering the housing market, to downsizers or growing families who need a larger home.

    When will I be able to buy land?

    The first lots will be available in late 2025. Interested buyers can purchase land only or house and land packages (either move-in ready or design and build) directly from Homes Tasmania.

    What is the next stage of the development?

    The next stage will complete Stage 1 works, which includes the construction of the remaining residential lots, the commercial lot, all roads and services, including a sewer pump station, and landscaping.

    How long will construction take?

    The Huntingfield subdivision is a significant development and is being delivered in stages because it is essential that we deliver land parcels at every opportunity. It is expected to be completed in up to seven years.

    How will the development affect traffic?

    Primary access to the site will be from the roundabout on the Channel Highway, providing an easier and safer entry and exit from the subdivision. The subdivision entrance on the roundabout will be opened once the development’s internal road network is completed.

    The road network through the subdivision will be public transport friendly and will create the opportunity for bus services for new and current Huntingfield residents.

    Who is building the subdivision?

    DCS Civil (Tas) Pty Ltd is delivering the Stage 1 subdivision works.

    Will the project help the local economy?

    The subdivision works for Stage 1 are expected to inject more than $100 million into the local economy.

    The development of subsequent stages will deliver even more economic benefits for the area.

    And there will be further economic and job creation opportunities for builders and local industry through the construction of new homes.

    What is social and affordable rental housing?

    Social housing is affordable housing provided by the government and community sectors to assist people who are unable to afford or access suitable accommodation in the private rental market. It includes public housing, state-owned and managed Indigenous housing, and community housing. Rents are set as a proportion of household income.

    Affordable rental housing refers to properties that are made available at rents that are below market rates and are affordable for low- to moderate-income households. Typically, this means rents are set at or below 80 per cent of market rates and not more than 30 per cent of a household’s gross income. This includes key worker housing and social housing.

    Where will the social and affordable rental homes be in the subdivision?

    Modern social homes are designed to be cohesive with the surrounding dwellings, they are well maintained with regular services such as landscaping, and they are located for easy access to shops and transport.

    The social and affordable rental homes will be dispersed across the Huntingfield subdivision.

    Creating more homes for people who need to pay lower rent will make the neighbourhood a better place for all residents, keeping families together, and enabling people to put down roots in the area and contribute to the community.

    By welcoming more social homes, we can ensure that Tasmania is somewhere people are accepted for who they are, not who they pay their rent to.
