Homes Tasmania’s role is to increase the supply and affordability of homes and we are committed to delivering more mixed-tenure developments. Homes Tasmania would like to deliver a residential development on this site.
The Department of Defence identified this land as surplus to its needs and Homes Tasmania purchased the site for $2.6 million in July 2025.
Homes Tasmania applied to rezone the land under the Housing Land Supply Act 2018, which allows for appropriate government land to be rezoned for residential development by Homes Tasmania through a Housing Land Supply Order (HLSO).
The HLSO for the site came into effect on 22 April 2026 and the Tasmanian Planning Scheme – Clarence Local Provisions Schedule was amended in May 2026 to rezone the site from Community Purpose to Inner Residential.
What is planned for the site?
Work has progressed on the design of a 75-dwelling development that will provide social and affordable rental housing on the 0.86 hectare site, which is in an area of high housing demand.
