Private rental incentives

Homes Tasmania is creating more affordable private rental opportunities with more incentives for Tasmanian property owners.

The Private Rental Incentives (PRI) program is designed for Tasmanians having difficulty accessing private rentals in today’s strong property market.

Homes Tasmania is continuing the number of available homes, providing a total of 200 affordable rental properties for the next two years.

Property owners are invited to be part of the program by supplying one- or two-bedroom properties close to major urban centres. These homes will be made available for affordable rent to low-income households with low or no support needs.

Incentives for property owners

Participating property owners receive an incentive payment per property of between $6 600 and $9 900 per annum.

You will not have to worry about tenancy and property management because it is provided fee-free on your behalf by Centacare Evolve Housing (CEH), a registered and experienced statewide property manager.

Rent is guaranteed for a two-year lease and capped at 25 to 30 per cent below median region rates.

National Rental Affordability Scheme 

With the Australian Government’s National Rental Affordability Scheme (NRAS) coming to an end, Homes Tasmania has amended the eligibility criteria for properties under the PRI.

Homes Tasmania will apply discretion for properties exiting the NRAS that are not new to the rental market and are tenanted at the time of application.

When an NRAS property owner is considering applying for the Private Rental Incentives Program, their current tenant must contact Housing Connect to be assessed for it.

NRAS properties will only have discretion applied to their application when current tenants are assessed as eligible. The tenant can then sign a sublease with CEH.
